Your Dream Home Will Have The Best River Views In The Kennebecasis Valley
The Kane Road in Quispamsis has panoramic views of the Kennebecasis River and Kingston Peninsula. Just off the Quispamsis Road, it’s also close to a neighbourhood beach, walking trails, the qplex and the highway to the city.
In short, it’s the perfect place to build a home, which is what Ron Scott Sr. had in mind when he took Brandon Vincent of Keller Williams (KW) Capital Realty on a driving tour of the area. He pitched him on an 84-home development Vincent could sell to his clients looking for houses in the area.
The first phase of the neighbourhood, which will be called Scott Ridge Estates, will include several homes on Kane Road. That part of Quispamsis is now a well-developed, but still a wooded and pretty area.
Scott Sr. saw the opportunity to build more housing there and reached out to Vincent, an enthusiastic younger agent who uses social media platforms like Facebook and Instagram to reach new generations of buyers. Vincent had recently been shopping for supplies in a Home Hardware owned by Scott Sr. and displayed a level of enthusiasm that impressed the veteran developer.
“He said I’d shown an incredible amount of energy and it had left a lasting impression on his staff,” said Vincent. “He said, ‘They didn’t stop talking about you and I want to talk to you about some things we have going on,’ “
Vincent enlisted fellow KW agent Mario Scichilone to work with him on what was to become a huge project. The agent and Kennebecasis Valley resident recognized the opportunity to sell homes for a well-respected builder with decades of experience.
“I thought, wow, what an opportunity,” says Scichilone. “I grew up seeing Scott Homes signs. I jumped at the chance to work with blue-chip builders like Ron Sr. and Ron Jr.”
Scott Sr. has built hundreds of houses in the Kennebecasis Valley and has a well-earned reputation for quality and durability. The founder and owner of RJ Scott Homes built his first home more than 50 years ago – a 1,100-square-foot home in Fairvale, now part of Rothesay.
Decades later, he and his family have built hundreds of homes in subdivisions in the Kennebecasis Valley, including Chapel Estates and the residential neighbourhoods that have developed around Highland Avenue.
He still lives in the area himself, he says, and his customers know where to find him if things were to go wrong.
“When I sell you a house, I don’t mind you having my phone number, but I don’t want things to happen so you’ll call me,” says the good-humoured Scott Sr. who is committed to top-quality customer service.
Scott Sr. sees great potential in this scenic area with plenty of amenities.
The company is planning to build a spec home with an attached garage to showcase its plans for Kane Road. But they’re open to custom-building to suit the tastes and needs of people who show interest in the properties that have not been cleared for development yet.
The demographic range of people setting in the valley is broad, from young families to seniors looking to downsize from large, older homes they raised families in.
“There are older people from the valley who want to stay in the valley,” says Scichilone. “They need one-level garden homes with a garage – people who may want to park their car in November and go to Florida, and not worry about snow removal and lawn care.”
“The inventory is fairly low right now,” said Vincent. “This will fill a void.”
Scott Sr. knows that building homes today is an expensive proposition and he wants to keep his homes affordable. He says the current pace of development in the region is good for homeowners who couldn’t afford to pay higher prices.
“We want growth but slow growth because it doesn’t drive prices through the roof,” he says.
The prices have certainly jumped over the years, but homebuyers know they’re getting and longevity in a Scott home, the first of which is still occupied more than 50 years after it was constructed.
Scichilone has worked with a lot of agents who know the Scott name is an asset when they were trying to sell a house. “They’ll puff out their chests and say, ‘That’s a Scott-built home.’”
