Developer Hopes To Entice Families To North End Apartments
MONCTON–A developer is hoping to attract families to the northwest corner of Moncton with his first foray into the city’s hot rental market.
Yero Diallo, owner of Diallo Properties, said work is going as planned, with the foundational work underway for NorthWest place, a 28-unit, two-storey apartment building under construction at 461 Ryan St.
Diallo told Huddle he hopes to entice a combination of renters that includes young families and empty-nesters to the apartments. The building will be located in a corner of the city’s north end near the Northend YMCA, Wheeler Boulevard, and schools that include École Le Sommet, Maplehurst Middle School, and Northrop Frye School.
Diallo anticipates the price point for apartments to range between $950 and $1,500 a month and is already accepting pre-leases from tenants interested in a fall 2022 move-in date. He expects construction to wrap up in September or October 2022.
“We have a lot of two-bedroom-plus-den apartments, and there are a lot of schools in the area, so it’s good for families,” said Diallo. “I lived close to Ryan Street for more than five years, so it’s a great place to live with your family.”
NorthWest Place will feature one-, two- and three-bedroom apartments, and variations of those apartments with dens. Diallo said most of the apartments in the building will be equipped with two bathrooms. On-site storage will also be available at the back of the building.
Diallo has contracted the work to Avant Garde Construction and Management. He expects the company to start framing work for the walls sometime in January.
Documentation from the City of Moncton shows that the land at 461 Ryan Street received approval for rezoning from P1 (community use to) an R3 multi-unit dwelling in June.
After a public hearing in July, Diallo was granted clearance to build the land owned by Mariposa Centre of Excellence Inc. to accommodate construction of the building.
