Dieppe Rowhouse Development Will Offer Three-Bedroom Units For Families
MONCTON – Lebson Realty is building 30 three-bedroom row houses in Dieppe to be rented out, targeting a niche in a region that’s seeing more young families move in from different parts of Canada and the world.
Located at the intersection of Fox Creek Rd., Marguerite St. and Amirault St., each of the homes will have 1.5 bathrooms, a driveway and a yard.
“It’s really like your own home,” says Lebson Realty president Mario LeBlanc.
He said many of the larger apartment buildings have one- and two-bedroom units “targeted for non-family occupants.”
“I think there’s a shortage of three-bedroom units, especially in Dieppe,” he said. “We love the area, and we saw an opportunity to build these simple, cost-effective units.”
LeBlanc said they’re more affordable to build, and is based on a slightly tweaked design of row houses already popular elsewhere.
The homes will be rented out for approximately $1,400 to $1,600 a month, depending on the cost of construction.
“It’s volatile right now with everything going on, and we’re having a hard time getting fixed quotes, but I think they should be right around those,” he added.
The new development will also mean diversification of Lebson Realty’s portfolio.
“This will give us some different style units to rent,” LeBlanc said. “We have a lot of two-bedroom and one-bedroom [units] in Lebson Realty now for rent, but we didn’t have a lot of three-bedrooms, so this will add to the portfolio.
The first eight units will be available in the spring of 2021. Lebson Realty aims to have 30 units up for offer by the end of next year. Once completed, LeBlanc said the development will be worth $5-million.
NIMA Construction is the general contractor on the project, while Lebson Realty, the owner, will manage and lease out the properties.
